Park Hill Flats

Park Hill is a Sheffield-City-Council-owned housing estate occupying a prominent hillside site of approximately 13 ha adjoining Sheffield Railway Station and overlooking the city centre. Built in the late 1950s and early 1960s as part of a comprehensive public housing programme, Park Hill currently comprises 995 flats and maisonettes arranged in a series of interconnecting blocks. The complex is the largest Grade II listed building in Britain and internationally renowned for its innovative design, scale and topography.

More importantly, to the local residents it is a large old social housing scheme desperately in need of renovation. English Partnerships has worked with Sheffield City Council and developer Urban Splash to sign an agreement that will lead to the £146m regeneration of the flats.

Regeneration of what is Britain’s largest grade II* listed building will provide nearly 900 modern, distinctive and well-designed homes for sale or to rent.

The agreement signed by English Partnerships and Sheffield City Council will lead to a £14.8m grant towards the cost of redeveloping the flats.

Urban Splash has also signed a development agreement with Sheffield City Council under which it will carry out the work to renovate the landmark grade II* listed buildings and make them home to a vibrant, mixed community.

Detailed planning was given granted the Council in 2007 and preliminary work has begun prior to restoration starting in the summer of 2008.

The development will completely renovate the 1961 flats to provide a mix of homes, including:

  • 634 for sale on the open market,
  • 200 for rent through Manchester Methodist Housing Association, and
  • 40 available under a shared ownership scheme.

New Retail Quarter

The New Retail Quarter of Sheffield has now been relaunched as Sevenstone and is a part of the long term (10 – 15 year) project to revitalise the centre of the city. Working with the City Council, Creative Sheffield (the local City Development Company) and Hammerson, this £40m project will develop 72,000 sq m of retail space, nearly 4,000 sq m of leisure space, as well as growing and renewing the retail heart of one of England’s major cities.
