Horns Cross, Dartford
English Partnerships and the Countryside Consortium are delivering affordable homes at Horns Cross, a surplus public sector land site in Kent.
Overview
The 0.54 ha former army occupied site has a prominent location in the heart of the Thames Gateway. English Partnerships selected The Countryside Consortium, led by Countryside Properties plc with Hyde Housing Association Ltd and PCKO Architects, as the preferred developer to deliver the scheme in May 2003.
The land is owned by English Partnerships and was selected for development through the Design for Manufacture Competition.
Horns Cross will provide 37 new homes through the creation of two blocks of flats and a row of houses in a single court. This will help provide much-needed affordable homes in the area as 26 will be available through the First Time Buyers' Initiative. The remaining 11 properties are for rent or shared ownership purchase.
Design
The new homes have been designed using Modern Methods of Construction to ensure they are energy efficient and suitable for modern urban living. Using the latest technology, the Countryside Consortium will deliver large homes providing:
- maximum natural light
- solar gain (using heat from the sun whilst also preventing over heating)
- full access for wheelchair users.
The designs have been assessed against our environmental targets and achieved an EcoHomes Very Good rating.
Timeline
- The Countryside Consortium began work on site - March 2008.
- Site completion anticipated - March 2009.
