City Waterside, Stoke-on-Trent
Background
City Waterside is a 50 ha (120 acre) site alongside the Caldon Canal, in Stoke-on-Trent. It will bring modern urban living to the area for the first time. The development is a 10 minute walk from the city centre and offers spectacular views over the Trent Valley and hills beyond.
City Waterside is being promoted by a partnership of English Partnerships, North Staffordshire Regeneration Partnership (NSRP) comprising Renew HMRA, North Staffordshire Regeneration Zone and Stoke-on-Trent City Council), British Waterways and the Housing Corporation.
City Waterside is the flagship of Stoke-on-Trents housing regeneration and is playing a key role in transforming perceptions of North Staffordshire and Stoke-on-Trent city centre. The City Waterside partnership expects around 1,600 new homes to be built in the area over the coming 10 years. The total cost of the development is expected to be around £177m, of which £146m would be private investment and £31m from public sources.
Current status
A Lovell has been selected for an exemplar development of a one hectare site owned by English Partnerships between the canal and historic Hanley Park with detailed planning to be submitted imminently.

Investment is also being made to support design quality in a separate development of canal side mixed tenure housing on the former Hanley Pottery site currently being built out by Haslam Homes.
English Partnerships has also invested in the public realm along the canal corridor. This investment is now potentially being matched with European Regional Development Fund monies. The investment decision is awaited which would complete the improvements to the whole canal corridor through City Waterside.
Urban Splash has been selected to prepare a development scheme for the Bridgewater Pottery site and the adjacent site adjoining City Waterside Primary School.
Next steps
The European competition site on the former Lichfield Street clearance area has received a very good response from a large number of architects and a finalist will be selected later this autumn.
We will continue to work proactively alongside our partners to ensure that the high quality vision created for the area is upheld through its delivery phase.
