Blueprint, a property regeneration partnership, delivers new solutions for regeneration in the East Midlands. It is a 50:50 public-private partnership, bringing together the East Midlands Development Agency (emda), English Partnerships and Morley Fund Managements igloo Regeneration Fund.
The Partnership, formerly known as East Midlands Property Investment Fund, was formed in 2005. It comprises emda (25%), English Partnerships (25%) and igloo (50%). Investment, ownership, risk and profit are shared equally between the public and private sector.
What blueprint does
Blueprint's remit is to generate social, economic and environmental benefits within a commercial framework by delivering sustainable and well designed development.
Blueprints overall goal is to facilitate, through regenerative property development, the delivery of emda and English Partnerships' core objectives whilst generating an acceptable return to investing parties.

Current projects
Nottingham Science Park
The £50 million, 12-acre project is an extension to the citys existing science park opposite The University of Nottingham. The buildings will have brown roofs to aid insulation and encourage biodiversity and will use carbon neutral fuel. The sites green spaces, which will be open to the public, are designed to provide a clean and healthy atmosphere, including a boardwalk of giant wooden lilies connecting to the adjacent nature reserve to a wetland habitat that runs through the centre of the park.
Green Street, The Meadows, Nottingham
Blueprint is working with Nottingham City Council to create a showcase, eco-housing development on the fringes of Nottingham city centre. With award-winning architects, Marsh Grochowski, appointed following a national design competition, Blueprint hopes to lead the way in providing commercially viable eco-housing conforming to the principles of the new Code for Sustainable Homes.
Digital Media Centre, Leicester
One of Blueprints three major projects in Leicester, the £21.5 million Digital Media Centre, is on site with work underway. The centre is being built by Blueprint with a partnership including Leicester City Council, East Midlands Development Agency, Leicester Shire Economic Partnership, the European Regional Development Fund and De Montfort University. The DMC will replace the citys Phoenix Arts Centre, providing three cinema screens, a digital exhibition space and digital production facilities. It will have space for 68 new businesses, a café and 63 high quality city-living apartments.
Northgate Riverside (Leicester Waterside)
Blueprint has brought in one of the biggest names in urban master planning, URBED, to map the future for 10 acres of prime waterfront in Leicester working with Leicester Regeneration Company, Leicester City Council and English Partnerships. The development will deliver social and economic regeneration through the creation of a new environmentally sustainable, leading-edge design, mixed-use neighbourhood, to include around 500 new homes and employment space.
Bold Lane, Derby
A classic Blueprint development - mixed use, design led, innovative property types - making new markets and new places. The scheme occupies a significant area of Derby city centre, close to Derby Cathedral in an area known as the "Cathedral Quarter" or St Georges. The Bold Lane Development has been designed to act as the catalyst for the regeneration of the wider area. It will help establish St Georges / The Cathedral Quarter as the cultural quarter of the City. Blueprint have been working closely on the project with Derby Cityscape and the City Council.
