Barking Riverside, London
Background
In March 2004, English Partnerships and Bellway Homes formed Barking Riverside Limited. The joint venture partnership is responsible for the 10,800-home scheme at Barking Riverside, the Thames Gateways biggest strategic housing project.
The plan is to deliver homes, community facilities and infrastructure side-by-side. Early phases will be served by the East London Transit (ELT), and a Docklands Light Railway (DLR) service will come on line as more homes are developed.
Central to the creation of the development is a range of new community facilities tailored to meet the needs of the whole community and specific needs of families, young people and the elderly. Plans for Barking Riverside include a broad range of shops, healthcare facilities, leisure space and up to five new schools.
Barking Riverside will provide a variety of living spaces and tenures to suit people at different phases in their life. Homes at Barking Riverside will be sustainable, energy efficient and have a low carbon footprint. The environment has been taken into consideration in relation to every aspect of the development and open spaces will take up 40 per cent of the entire Barking Riverside site.
Maxwan, Dutch architects and urbanists are the masterplanners.
Current Status
In August 2007, Barking Riverside received full planning consent following the signing of the Section 106 agreement with the London Borough of Barking & Dagenham.
The S106 agreement guarantees the provision of at least 30 per cent family accommodation and that 41 per cent of the total habitable rooms are allocated as affordable housing.
A month earlier, Sheppard Robson and KCAP-ML were chosen to design stages one and two, enabling the first 4,000 homes to be built. This will be set within the context of the approved Barking Riverside Masterplan and Urban Design Guidelines.
The first homes are scheduled to be ready for occupation by the end of this year.
